The project will consist of the tenant fit out of the 16th floor of an existing office building located in the 1900 Avenue of the Stars building in Century City, CA. The renovation will include new interior layouts and design for power, lighting, HVAC, and plumbing. The scope of work described herein is based on file(s) and email(s) received on May 27th, 2025.
Comprehensive MEP Design Services
Lam + Tea Engineering provided full Electrical, Mechanical, and Plumbing design services for this tenant improvement project. Our scope began with a review of existing as-built drawings and site conditions to assess system capacity, infrastructure limitations, and connection points.
Electrical Engineering
The electrical design included a complete interior and exterior power system, covering lighting circuiting, power distribution, and energy compliance documentation (Title 24). Our team also coordinated with the architect for lighting and signage integration, provided emergency egress lighting calculations, and prepared single-line diagrams and power layouts to support mechanical and plumbing equipment requirements.
Mechanical Engineering
Lam + Tea designed a new HVAC system to accommodate the tenant’s program and equipment needs, including air distribution, new diffusers, and ventilation for restrooms and water heaters. Cooling provisions were also added for low-voltage and specialty equipment, with full energy compliance documentation prepared per Title 24.
Plumbing Engineering
The plumbing scope included new fixture designs for restrooms and breakrooms, HVAC condensate and equipment drainage, and coordination with architectural and mechanical systems. Riser diagrams were prepared to illustrate system configuration and ensure seamless integration with existing infrastructure.
