Project Overview

This project involves the interior build-out of a medical office space located at 8733 Beverly Blvd. in West Hollywood, California. The renovated space will include a reception area, procedure and recovery rooms, exam rooms, clean and soiled utility rooms, restrooms, a breakroom, offices, and various support areas. The scope of work is based on information received on July 3, 2025, and covers approximately 3,750 square feet of interior renovation designed to support a functional and efficient medical care environment.

Project Scope

Lam+Tea Engineering will provide Mechanical, Electrical, and Plumbing (MEP) design services for this medical office interior build-out.

Electrical Engineering

Electrical services will include a review of existing as-built drawings (if available) and site conditions to determine the electrical service point of connection and evaluate system capacity for new loads. The design scope includes a full interior electrical system design, consisting of power distribution, lighting circuiting, Title 24 lighting control intent diagrams, emergency egress lighting layout with required photometric calculations, and state lighting energy compliance documentation. Power plans will incorporate general power requirements and dedicated power for mechanical, plumbing, IT, and security systems. Coordination with low-voltage consultants will be required for device layouts and specifications. A single-line diagram, voltage drop, and short-circuit calculations will be provided based on accessible existing conditions.

Mechanical Engineering

Mechanical engineering services include review of as-built drawings (if provided), field condition verification, and preparation of HVAC zoning diagrams for coordination. The scope includes the design and specification of all new HVAC equipment, air distribution, exhaust systems for restrooms, clean/soiled utility rooms, and oxygen tank storage, along with new supply and return diffuser layouts. State mechanical energy compliance documentation will also be provided.

Plumbing Engineering

Plumbing services include the design of new plumbing systems to support required fixtures within restrooms, breakrooms, and procedure rooms. The scope includes domestic water, waste, and vent design, as well as condensate drainage for HVAC equipment, based on site observations and available as-built information.
