The project will consist of the interior improvement of a single story 22,378 sq. ft. retail store located at Foothill Boulevard & North Mountain Avenue in Upland, California. The scope of work is based on HomeGoods work letter dated 01/24/2025 and Nadel Architect’s email received on 07/10/2025.
Electrical Engineering
The electrical scope includes reviewing available as-built drawings and evaluating the existing electrical system capacity and anticipated loads to determine if additional equipment, such as panels or transformers, is required. The design will include a complete interior electrical system with an interior lighting circuiting plan based on the Architect’s lighting layout and specifications (lighting design services excluded), and a circuiting plan for exterior lighting and/or building façade signage as specified by the Architect. A lighting control diagram showing control intent and Title 24-required device layouts will be provided, with final layouts and quantities by the manufacturer, along with state lighting energy compliance calculations and forms. Emergency egress lighting layout and photometric calculations will be provided as required for plan check (normal photometrics excluded). The design will also include a power circuit plan for general power and mechanical/plumbing loads, based on the power/receptacle layout provided by the Architect in CAD. Low-voltage system allowances will be incorporated through empty conduit layouts based on sketches provided by others, including coordination of 120/208V power for systems equipment (low-voltage specs and wiring by others). A single-line diagram and voltage drop/short-circuit (AIC) calculations will be prepared as applicable, based on available field and as-built information.
Mechanical Engineering
The mechanical scope includes reviewing available as-built drawings, observing existing site and equipment conditions, and assessing the condition and capacity of existing HVAC equipment for potential reuse. A complete HVAC system design will be provided, including specification and design of new HVAC equipment as required, new air distribution layout, and exhaust systems for new restrooms. State mechanical energy compliance calculations and forms will also be included.
Plumbing Engineering
The plumbing scope includes reviewing available as-built drawings, observing existing site conditions, and designing piping for new restroom and breakroom fixtures, as well as new water heaters as required. A plumbing riser diagram will be provided as applicable.
