Project Overview

The project at Clairbourn School, located at 8400 Huntington Drive in San Gabriel, CA, involves the construction of a new one-story, 9,455-square-foot Middle School building featuring six classrooms, restrooms, and essential support spaces. It also includes the renovation of an existing accessory restroom building. Based on documents received on May 24, 2024, our scope covers full mechanical, electrical, and plumbing design to support the school’s continued growth and commitment to high-quality learning environments.

Project Scope

Electrical Engineering
Lam+Tea provided full electrical design for the new Middle School building, including interior power and lighting circuit planning, coordination of mechanical and low-voltage systems, and compliance with Title 24 energy standards. Emergency egress lighting and photometric calculations were developed for plan check, and fire alarm performance specifications were prepared to guide contractor installation. Our design ensures reliable, efficient, and code-compliant electrical systems to support the school’s operations.

Mechanical Engineering
The mechanical design focused on heating, ventilation, and air conditioning systems tailored for the new building. Lam+Tea specified new HVAC equipment, designed air distribution layouts, restroom and water heater ventilation, and cooling for low-voltage equipment. Mechanical energy compliance calculations and modeling were performed per Title 24 standards, providing an energy-efficient, comfortable, and sustainable indoor environment for students and staff.

Plumbing Engineering
Lam+Tea’s plumbing design included domestic water, waste and vent, natural gas, and storm drainage systems, along with fixture load calculations and riser diagrams. The design was carefully coordinated with civil and landscape teams to ensure seamless integration with campus infrastructure. Fire protection performance specifications were also provided, enabling the contractor to complete shop drawings and hydraulic calculations. The result is a safe, efficient, and fully code-compliant plumbing system.
