This project involves the adaptive reuse of an existing office building into a 17-story residential tower featuring 210 apartment units and six above-grade parking levels at 6380 Wilshire Boulevard, Los Angeles, California. The development also includes 33,600 square feet of dedicated amenity space. Currently at 50% construction document completion, Lam+Tea Engineering will assume responsibility as the MEP Engineer of Record, utilizing MEP plans prepared by REX Engineering as a foundation. Our team will continue the ongoing design and implement mechanical system revisions in alignment with client direction, ensuring a seamless integration of upgraded building systems within the adaptive reuse framework.
Mechanical Engineering Services
Engineer of Record Services:
Lam+Tea Engineering will serve as the Mechanical Engineer of Record, conducting a comprehensive review of the 50% construction documents to ensure compliance with California and City of Los Angeles codes, as well as the Owner’s Project Requirements. Our services include client meetings to validate design assumptions, preparation of drawings for plan check submittal, coordination with other disciplines, incorporation of revisions for plan check and constructability review, obtaining plan check approval, and preparation of bid documents with ongoing support and clarification as needed during the bidding process.
Construction Administration Services:
During construction, Lam+Tea will provide full administration support, including review of shop drawings and submittals, responses to RFIs, evaluation of change order proposals, issuance of field bulletins, and incorporation of electrical or other design changes initiated by other disciplines. Our team will conduct periodic site visits, attend construction meetings, review contractor-submitted substitutions, and prepare punch lists for final acceptance, ensuring the mechanical systems are executed in alignment with design intent, quality standards, and project goals.
