Project Overview

This project involves the interior renovation of a core-and-shell space at 19 S. Madison Ave, Pasadena, California, converting it from retail use into meeting rooms with an accompanying storage area and restroom. The remodel includes design updates for lighting, power, HVAC, and plumbing systems. Project Scope

Electrical Engineering
The electrical scope included reviewing as-built drawings and observing existing site conditions to determine tenant connections and system capacity. The design encompassed interior lighting circuiting plans, lighting control diagrams per Title 24, state lighting energy compliance calculations, emergency egress lighting layouts, power circuit plans, single-line diagrams, and coordination of conduit layouts for low-voltage systems. Lighting fixture layouts and low-voltage device specifications were provided by the Architect or other consultants.

Mechanical Engineering
Mechanical services involved documenting existing conditions and designing new HVAC systems. Deliverables included zoning diagrams, air distribution layouts, return and supply diffuser design, specification of all new HVAC equipment, and state mechanical energy compliance calculations.

Plumbing Engineering
Plumbing design focused on reviewing as-built conditions, observing site systems, and providing drainage solutions for any new HVAC equipment.
