Project Overview

MEP engineering for residential architects supported the development of the Landa Residence in Los Angeles, California, featuring a new 2,580-square-foot accessory dwelling unit (ADU) above an existing single-family residence, along with a separate accessory building. The project expands the property’s residential capacity while maximizing the functionality of the existing site through efficient mechanical, electrical, and plumbing system integration.

Designed as a custom residential development, the project required close coordination between the architectural and engineering teams to incorporate modern building systems within an established residential property. The design emphasized energy efficiency, occupant comfort, and long-term building performance while maintaining compatibility with the existing site infrastructure and supporting a streamlined permitting process.

Project Scope

The MEP engineering scope included complete mechanical, electrical, and plumbing design for both the new ADU and the adjacent accessory building. Engineering services provided the infrastructure necessary to support modern residential living, including HVAC systems, electrical power distribution, lighting, domestic water, sanitary systems, and utility coordination. The design balanced performance, efficiency, and constructability while accommodating the compact nature of the residential site.

Mechanical engineering included HVAC design to provide reliable heating, cooling, and indoor comfort throughout the new living spaces. Equipment selection and air distribution were coordinated with the architectural layout to maximize usable space while providing efficient long-term operation. Mechanical system layouts were developed with maintenance accessibility and energy-conscious design principles in mind.

Electrical engineering included service coordination, power distribution, lighting systems, receptacles, and branch circuitry supporting the new residential spaces. Plumbing engineering provided domestic water distribution, sanitary piping, and fixture connections for kitchens, bathrooms, and other residential amenities. Utility routing was carefully planned to integrate new services with the existing property while minimizing site disruption and maintaining efficient installation.

A key aspect of the project involved MEP coordination between architectural layouts, structural framing, and utility pathways. Careful planning of equipment locations and distribution routes helped minimize conflicts during construction while preserving valuable interior space. Coordinated documentation also improved constructability, reduced the likelihood of RFIs, and supported permit-ready MEP design for efficient project delivery.

The project demonstrates how mechanical electrical plumbing engineering can successfully integrate new residential construction with an existing home while supporting flexibility, efficiency, and long-term reliability. Through close architect-engineer collaboration, the design provides practical building systems that enhance residential functionality without compromising architectural intent.
