Comprehensive MEP Design Services

Lam + Tea Engineering provided full Mechanical, Electrical, and Plumbing (MEP) design services for this project, ensuring that all systems were efficiently coordinated to meet code requirements, client needs, and overall project functionality.

Electrical Engineering

Our electrical design scope included both utility coordination and comprehensive power distribution planning to support the building’s interior and exterior systems. Key services included:

• Preparation of new electrical utility service drawings, building load calculations, and application forms
• Site plan showing proposed utility service entrance, main meter board, and related infrastructure — coordinated with the utility service provider
• Design of the exterior electrical system, including circuiting for building and landscape lighting (lighting layouts and specifications provided by Architect/Landscape Architect)
• Diagrammatic layout of lighting control devices in compliance with Title 24 requirements (final layouts and specifications by Architect/manufacturer)
• Coordination of solar photovoltaic system requirements with the Architect, solar consultant, and equipment suppliers (design of the PV system excluded from scope)
• Design of the complete interior electrical system, including:
  • Interior lighting circuiting plan (lighting layouts and specifications by Architect)
  • Lighting control diagram for control intent and Title 24 compliance
  • Power circuit plans covering general outlets, HVAC, plumbing systems, and EV chargers
  • Coordination of empty conduit layouts for low-voltage systems (design and device specifications by others)
• Preparation of a single-line diagram
• Voltage drop and short-circuit (AIC) calculations

Mechanical Engineering

Our mechanical scope focused on energy-efficient HVAC design and ventilation systems tailored to the project’s layout and use. Services included:

• Specification and design of all new HVAC equipment
• New air distribution layout, including supply and return systems
• Exhaust system design for restrooms and/or kitchens, as required
• Ventilation design for gas water heaters, as required
• State mechanical energy compliance calculations and documentation, including Title 24 envelope calculations

Plumbing Engineering

The plumbing design scope covered all major building systems, coordinated closely with the Civil and Landscape teams to ensure seamless integration. Key services included:

• Specification and design of plumbing systems, including hot and cold-water supply, waste and vent piping, storm drainage, and natural gas systems (as required)
• Fixture load calculations
• Preparation of plumbing riser diagrams
• Coordination with the Landscape Architect and Civil Engineer for points of connection
• Integration of piping to LID (Low Impact Development) features designed by the Civil Engineer
• Site drainage design excluded from this scope
