Project Overview

This project involves the interior renovation of an existing three-story building encompassing high-end retail, office, and support spaces, covering approximately 14,500 square feet. The scope includes new and revised designs for electrical, lighting, HVAC, plumbing, and fire sprinkler systems, as well as roof modifications, a third-floor outdoor terrace, a dumbwaiter, and one or more elevators. All floors will be submitted as a single plan check and permit set, with design delivered in Revit (Electrical LOD200; Mechanical/Plumbing LOD300). The project also includes coordination with the LEED Consultant to pursue Gold certification, ensuring sustainable, high-performance building systems throughout the renovation.

Project Scope

Electrical Engineering
Our electrical design services for this three-story high-end retail and office renovation include a full review of as-built drawings and evaluation of existing electrical system capacity. We provide complete interior electrical system design, including interior lighting circuiting, exterior lighting/signage circuiting, lighting control diagrams per state energy codes, energy compliance calculations, emergency egress lighting layouts, and power circuiting for mechanical and plumbing systems. Additional services include low-voltage conduit coordination, power for equipment racks, single-line diagrams, and voltage drop/short-circuit calculations. Fire alarm locations are provided for reference only, with final design handled by the contractor.

Mechanical Engineering
Mechanical design includes evaluation of existing conditions and the design of new HVAC systems, including rooftop units, air distribution layouts, supply and return diffusers, restroom exhaust, and ventilation for water heaters. Zoning diagrams are provided for coordination, along with state mechanical energy compliance calculations. These services ensure efficient, comfortable, and code-compliant environmental systems throughout the renovated space.

Plumbing Engineering
Plumbing services cover new restroom and breakroom fixtures, HVAC condensate drainage, and water heater connections. Riser diagrams are provided as needed, with all designs coordinated with architectural and mechanical layouts to ensure fully integrated, code-compliant plumbing systems.

Fire Sprinkler
Fire sprinkler design includes layouts for all devices, coordination with architectural, mechanical, and electrical systems, and riser diagrams as required. Final specifications, permit submittals, and design responsibility are handled by the fire protection contractor under a design-build approach.
