I recently had the opportunity to work with Lam + Tea on a new retail concept for a medical spa facility in Southern California. Their team was exceptional at being attentive to the project, very punctual with meeting and deadlines, as well as being available for any questions and concerns the client, contractor, or I had. Throughout the process the staff managed to work around any complex issues and tremendously helped to move the project forward successfully. Looking forward to more projects with their team.

Project Overview
This project involves MEP design renovations for an existing commercial building located at 1170 Mariposa in El Segundo, California. The scope includes electrical, mechanical, and plumbing upgrades based on information provided through PDFs and emails dated December 9, 2024 and April 21, 2025. Coordination with the spa consultant/vendor will be required to incorporate equipment specifications and operational requirements into the MEP design.
Project Scope
Electrical Engineering
The electrical scope includes circuiting and controls for code-required lighting, power distribution for outlets, devices, HVAC, and plumbing equipment, as well as emergency lighting photometric calculations. We will prepare Title 24 energy compliance calculations and forms, a single-line riser diagram, and voltage drop and short-circuit (AIC) calculations. Outlet locations and utility requirements will be provided by others, and incorporated into the electrical documents.
Mechanical Engineering
We will provide HVAC design for all rooms and areas, including restroom ventilation, zoning diagrams, and equipment specifications as required. The scope includes review of available as-built drawings, design of the main air distribution system, supply and return diffuser layout, and Title 24 mechanical energy compliance documentation.
Plumbing Engineering
Our plumbing design includes site observation, design of new plumbing connections to equipment as required, and coordination with the owner’s representative to incorporate all plumbing requirements into the construction documents.
