Project Overview
Electrical and plumbing Engineer of Record services for a 20-story adaptive reuse project—IFC issuance and construction administration.
MEP Engineering for Architects: 3550 Wilshire – Electrical & Plumbing CA
Large-scale adaptive reuse projects don’t end at plan check approval. When a project transitions into construction—especially at high-rise scale—architects need an MEP consultant who can assume Engineer of Record responsibility with confidence, protect the integrity of approved documents, and provide decisive technical leadership in the field.
For 3550 Wilshire Boulevard in Los Angeles, our team served as the Electrical and Plumbing Engineer of Record during the construction phase for the adaptive reuse of an existing office tower into a 20-story residential apartment building with one below-grade level. The project encompasses approximately 484,690 square feet and required continuity and risk management following plan-check approval under a prior engineer.
This project demonstrates our ability to support architects during the most demanding phase of adaptive reuse projects—construction.
Project Scope
How We Support Architects
Engineer of Record Transition & IFC Issuance
Assuming EOR responsibility mid-project requires discipline and precision. We supported the architectural team by:
- Performing a comprehensive technical review of plan-check–approved electrical and plumbing drawings
- Identifying coordination gaps, constructability issues, and conflicts prior to construction
- Incorporating revisions and supplemental details without jeopardizing approvals
- Issuing a coordinated Issued for Construction (IFC) document set
This approach ensured continuity between approved documents and field execution.
Construction-Phase Technical Leadership
Once construction was underway, our role shifted to active technical support—helping architects and owners respond quickly to real-world conditions while protecting design intent and schedule.
Our Electrical & Plumbing CA Approach
Risk-Aware, Construction-Focused Engineering
Our electrical and plumbing construction administration services emphasized clarity, accountability, and timely decision-making:
- Review of shop drawings and contractor submittals
- Clear, technically sound responses to RFIs
- Evaluation and recommendation of change order proposals
- Review of proposed substitutions for performance and code compliance
- Issuance of field bulletins as conditions evolved
These services helped maintain momentum while minimizing redesign and cost exposure.
Field Presence & Project Closeout
We supported the project through active construction and closeout by:
- Conducting periodic site visits and job site observations
- Participating in coordination meetings as needed
- Preparing punch lists and supporting final acceptance
Our involvement ensured issues were addressed early—before becoming schedule or liability risks.
