Zegna – South Coast Plaza

Project Overview

This project involves the interior renovation of a single-story high-end retail space at South Coast Plaza in Costa Mesa, California. The scope includes new and revised designs for power, lighting, HVAC, and plumbing systems, covering approximately 2,550 square feet of retail space, as well as a small remote storage area and a remote tailoring room. The design is based on project files and communications received on 08/01/23, with final space plans still pending, and aims to deliver a fully coordinated, modern, and functional retail environment.

Project Scope

Electrical Engineering:
Electrical engineering services include reviewing as-built or record drawings and assessing existing electrical system capacity and anticipated loads to determine the need for additional equipment, such as panels or transformers. The scope includes designing a complete interior electrical system with interior lighting circuiting plans (fixture layout by the Architect), exterior lighting and signage circuiting, lighting control diagrams per Title 24, state lighting energy compliance calculations and forms, emergency egress lighting layouts with photometric calculations, and power circuit plans for general, mechanical, and plumbing systems. Additional deliverables include single-line diagrams, power for low-voltage equipment racks, voltage drop and short-circuit (AIC) calculations, and coordination of empty conduit layouts for low-voltage systems, ensuring a fully integrated, code-compliant electrical design.

Mechanical Engineering:
Mechanical engineering services include reviewing as-built drawings, observing existing site conditions, and providing zoning diagrams for coordination. The scope covers specifying and designing new HVAC equipment, developing new air distribution layouts, designing return and supply diffusers, and providing exhaust for new restroom and breakroom fixtures. Ventilation for new water heaters is included as required, along with preparation of state mechanical energy compliance calculations and forms. These services ensure efficient, code-compliant, and fully coordinated mechanical systems for the renovated retail space.

Plumbing Engineering:
Plumbing engineering services include reviewing as-built documentation, observing existing site conditions, and designing piping for new restroom and breakroom fixtures. The scope also includes condensate drainage for HVAC equipment, piping for new water heaters, and preparation of plumbing riser diagrams as required. All plumbing systems are designed to be functional, code-compliant, and fully integrated with the overall building systems.
