This project involves the conversion of an existing office building at 3460 Wilshire Blvd., Los Angeles, California, into a 12-story live-work building with one below-grade level, encompassing a total area of 196,893 sq. ft. Lam+Tea Engineering will serve as the Electrical Engineer of Record, utilizing existing electrical plans prepared by Creative Engineering Group. Our team will continue the current design and provide electrical design revisions as directed by the client, ensuring code compliance, seamless integration, and alignment with the project’s functional and operational goals.
Mechanical Engineering – Engineer of Record Services:
Mechanical engineering services include full review of plan check submittal drawings for compliance with California Electrical Code, City of Los Angeles Electrical Code, and the Owner’s Project Requirements. Our team will meet with the client to review and incorporate design changes, including the conversion from hotel to live-work units and replacement of the existing main electrical switchboard. Services include preparing drawings for plan check submittal, coordinating with other disciplines, incorporating revisions for plan check review, constructability, and coordination, obtaining plan check approval, and preparing bid documents while providing clarification and interpretation of electrical drawings during the bidding process as needed.
Mechanical Engineering – Construction Administration Services:
During construction, our services include reviewing shop drawings and submittals, responding to Requests for Information (RFIs), evaluating change order proposals, and issuing field bulletin revisions as necessary. We will incorporate electrical changes initiated by other disciplines, provide periodic site visits and job site observations, attend construction meetings, review contractor-proposed substitutions, and prepare punch lists for final acceptance. These services ensure that the mechanical systems are installed accurately, coordinated with all disciplines, and fully compliant with project requirements.
