This project involves the interior build-out of a 5,200-square-foot office space (Suite 250) within an existing commercial building at 735 East Carnegie Drive in San Bernardino, California. The renovation includes the design of reception areas, a lounge/pantry, training and meeting rooms, private offices, and supporting spaces. The scope focuses on creating a functional, modern, and professional workplace environment that enhances workflow and occupant experience while integrating seamlessly with the existing building infrastructure.
The interior build-out of Suite 250 includes comprehensive design services for Electrical, Mechanical, and Plumbing systems to support the 5,200-square-foot office renovation.
Electrical Engineering
Electrical design involves reviewing as-built documentation and observing site conditions to evaluate system capacity and tenant connection points. The scope includes design of the interior electrical system with lighting circuiting plans, lighting control diagrams per Title 24, state lighting energy compliance calculations, emergency egress lighting layouts, and power circuit plans for general, mechanical, and plumbing systems. Single-line diagrams, voltage drop, and short-circuit (AIC) calculations are provided, along with coordination for low-voltage systems including Security and IT conduits. Lighting fixture layouts and specifications are provided by the Architect, while low-voltage device layouts and wiring are designed by others.
Mechanical Engineering
Mechanical design addresses HVAC requirements for all areas, including review of as-built documentation and site conditions. The scope includes design and specification of new HVAC equipment, including additional rooftop units, air distribution layouts, supply and return diffusers, zoning diagrams, and supplemental HVAC for the IT room. State-required mechanical energy compliance calculations and forms are provided to ensure efficiency and code compliance.
Plumbing Engineering
Plumbing design includes review of as-built documentation and observation of existing site conditions. The scope covers new plumbing fixtures for breakrooms, restrooms, and exam rooms, as well as HVAC condensate drainage. All plumbing designs are coordinated with electrical and mechanical systems to ensure functionality, efficiency, and seamless integration throughout the office build-out.
