City of Riverside – 2439 Missing Middle Prototype

Project Overview

This project involves the engineering study and design of prototype infill housing units for the City of Riverside, based on the scope shared on December 18, 2024. The small multi-family models will range from one to four units. Our MEP Engineering scope covers support from early planning through to final documentation, including monthly reporting, technical narratives, design development support, input on up to three conceptual layout options, preparation of 80% Construction Documents with calculations, plan check submittal, deferred approval narratives, and delivery of the final approved design documents.

Project Scope

Electrical Engineering
Our scope covers the design of both exterior and interior electrical systems, including utility service load calculations, site service entrance planning, and a complete power distribution system. We will provide circuiting plans for interior and exterior lighting (fixture layouts by Architect/Landscape Architect), Title 24 lighting control compliance, power plans for general, mechanical, and plumbing equipment, single line diagrams, and required voltage drop and short circuit calculations. Coordination will be provided for low-voltage system conduit requirements and for the solar PV system (PV design by others).

Mechanical Engineering
We will design the HVAC system including equipment selection, air distribution, exhaust for restrooms and/or kitchens, return and supply diffuser layout, and ventilation requirements. Title 24 mechanical energy compliance calculations and documentation will be provided.

Plumbing Engineering
Our plumbing design includes domestic hot and cold-water systems, sanitary waste and vent systems, storm drainage, and natural gas piping, as required. Fixture load calculations and plumbing riser diagrams will also be included.
