FBA – 4510 E. Thousand Oaks
Project Overview
The project involved the interior renovation of two office suites at 4510 East Thousand Oaks Blvd., Westlake Village, California, encompassing approximately 10,000 square feet. Renovation work included design updates for lighting, power, HVAC, and plumbing, with both suites coordinated under a single plan check/permit set. The design scope also included the addition of a new building elevator, enhancing accessibility and functionality. Scope was based on project documents and correspondence received on March 25 and August 21, 2025.
Project Scope
Electrical Engineering
Electrical design included reviewing existing conditions, determining tenant points of connection, and evaluating system capacity to accommodate new loads. Services comprised interior lighting circuiting, lighting control diagrams, Title 24 compliance calculations, emergency egress lighting layout and photometrics, power circuit plans, low voltage conduit coordination, and single-line diagrams. Lighting fixture layouts, low-voltage device specifications, and final interior lighting design were provided by the Architect or manufacturer and are excluded.
Mechanical Engineering
Mechanical scope included zoning diagram preparation, specification and design of all new HVAC equipment, air distribution layouts, return and supply diffuser design, and Title 24 mechanical energy compliance calculations.
Plumbing Engineering
Plumbing design included new breakroom plumbing fixtures and drainage for new HVAC equipment, coordinated with existing site and building conditions.
