Project Overview

The project will consist of limited interior renovation of an office located partially on two separate floors of an existing office building located at 70 South Lake Avenue in Pasadena, California.  Remodel involves design changes for lighting, power, HVAC and plumbing in the suite. Scope of design also includes elevator lobby area. The scope of work described herein is based on email(s) description received on 07/21/25. Total area of renovation is approximately 13,000 square feet.

Project Scope

Electrical Engineering

The electrical scope includes reviewing available as-built drawings, observing existing conditions, and identifying the tenant’s point of connection for electrical service. Existing conduit/feeder sizes and routing distances may not be fully verifiable during site observations and may require invasive investigation by others. The scope includes reviewing existing electrical system capacity and anticipated loads to determine if additional equipment (e.g., panels, transformers) is required; and designing a complete interior electrical system. This includes an interior lighting circuiting plan based on the Architect’s lighting layout and specifications (lighting design services excluded); a lighting control diagram and Title 24 lighting control device layout (final design by manufacturer); state lighting energy compliance calculations and forms; emergency egress lighting layout and photometric calculations for plan check (normal photometrics excluded); and a power circuit plan for general and MEP power loads, based on the Architect’s CAD power/receptacle layout. Low-voltage requirements will be accommodated through empty conduit layouts based on sketches provided by others, including coordination of 120/208V power for systems equipment (all low-voltage device specifications, layouts, and wiring by others). A single-line diagram, voltage drop, and short-circuit (AIC) calculations will be provided as applicable and based on available field and as-built information.

Mechanical Engineering

The mechanical scope includes reviewing available as-built drawings, observing existing site conditions, and providing a zoning diagram for coordination. The design includes specifying and designing new HVAC equipment as required, new air distribution layout, and new return and supply diffusers, along with state mechanical energy compliance calculations and forms as required.

Plumbing Engineering

The plumbing scope includes reviewing available as-built drawings, observing existing site conditions, and designing plumbing for new breakroom fixtures and drainage for new HVAC equipment as required.
