Project Overview
This project involves the interior renovation of a 4,950-square-foot office for YSL at 9465 Wilshire Blvd in Beverly Hills, California. The renovation includes updated layouts and designs for power, lighting, HVAC, and plumbing. Areas impacted include the lobby, reception, open offices, private offices, restrooms, breakrooms, conference rooms, and a visual office. The scope of work is based on project files and correspondence received on April 20, 2022, guiding a comprehensive redesign to enhance functionality, efficiency, and workplace experience.
Project Scope
Electrical Engineering
Electrical services include reviewing as-built drawings and existing site conditions, evaluating the tenant’s electrical point of connection, and assessing system capacity. Our scope covers design of the complete interior electrical system, including interior and exterior lighting circuiting, control intent diagrams, Title 24 compliance, emergency egress lighting, and power distribution for mechanical and plumbing systems. Additional services include low-voltage conduit coordination, single-line diagrams, voltage drop and short circuit calculations, and preliminary fire alarm device layouts for pricing and reference.
Mechanical Engineering
Mechanical services involve reviewing as-built drawings, observing site conditions, and preparing zoning diagrams for coordination. We design all new HVAC equipment, new air distribution layouts, and return and supply diffusers. The scope also includes exhaust for restrooms, ventilation for new water heaters, cooling for low-voltage racks, and state mechanical energy compliance documentation, ensuring occupant comfort, system efficiency, and code compliance throughout the renovated space.
Plumbing Engineering
Plumbing services include reviewing as-built drawings, confirming site conditions, and designing piping for new restroom and breakroom fixtures. Condensate drainage for HVAC equipment, plumbing riser diagrams, and preliminary sprinkler head layouts for pricing and reference are also provided. These services ensure reliable system performance, proper coordination, and seamless integration with the renovated office layout.
