This project involves the interior renovation of a single-story retail space at Scottsdale Fashion Square in Scottsdale, Arizona, where two existing retail suites will be combined to create a new Van Cleef & Arpels boutique. The scope includes new and revised designs for power, lighting, and limited HVAC systems, with the space planned to achieve LEED Gold certification. The design scope is based on project files and correspondence received on February 5, 2025, and covers approximately 4,200 sq. ft. of interior renovation area. Final space plans and design layouts are forthcoming and have not yet been provided.
The project includes Electrical, Mechanical, Plumbing, and Fire Protection engineering services to support the interior retail renovation.
Electrical services include review of existing documents and system capacity, followed by the complete interior electrical system design. Scope includes lighting and power circuiting, lighting control diagrams per state energy codes, emergency egress lighting, and state lighting energy compliance documentation. Deliverables also include a single-line diagram, voltage drop and short-circuit calculations, and low-voltage conduit provisions.
Mechanical services include review of existing conditions and design of HVAC upgrades. Scope includes zoning diagrams, specification of new HVAC equipment, air distribution layouts, supply and return diffuser design, restroom exhaust, water heater ventilation as required, and state mechanical energy compliance documentation.
Plumbing services include review of existing conditions and design for new plumbing systems to support the renovated space. Scope includes piping for new restroom and breakroom fixtures, condensate drainage for HVAC equipment, water heater piping, and plumbing riser diagrams as required.
Scope includes review of as-built drawings and preparation of a sprinkler layout for coordination and budgeting purposes. Final fire protection design, specifications, and installation will be by a design-build contractor.
