Tiny Home Village – Sun Valley

Project Overview

The project involves the development of an emergency homeless housing community at the existing Sun Valley Metrolink Station. Approximately half of the site will remain as a “park and ride” facility, while the other half will be transformed into a temporary housing village featuring up to 84 modular/pallet shelter units. Supporting site amenities include administration modules, laundry modules, a guard booth, and a pet relief area. Based on documents received on March 31, 2025, Lam+Tea Engineering will provide electrical and plumbing site utility design to support the new modular housing community.

Project Scope

Electrical Engineering

Our electrical scope includes the design of site power distribution to support the modular housing community. This covers power connections to state-certified modular units (excluding interior modular work), exterior power and site lighting circuiting, lighting control intent, and emergency egress photometric calculations. We will also provide a single-line diagram with load calculations, voltage drop, and short-circuit (AIC) analysis. Utility service coordination, HVAC and water heater power design within modular units, Title-24 lighting calculations, and fire alarm design are excluded.

Plumbing Engineering

Plumbing services include site utility design and coordination with the Architect and Civil for connection points. Work includes preparation of plumbing riser diagrams and fixture unit calculations as required. Design responsibility ends 5’ outside the modular unit walls, with all internal plumbing and continuation beyond that point by the modular manufacturer or Civil. Site drainage design is excluded. Fire protection point of connection will be provided, with in-unit systems by modular manufacturers.
