This project involves the power design for a new tenant fit-out across Units 620, 1120, and 1150 of a commercial building located at 879 West 190th Street in Gardena, California. The renovation scope focuses solely on power system design, with no lighting design or Title 24 compliance required, and will not undergo plan check submission. Covering approximately 24,036 square feet, this project is based on files and correspondence received on June 25, 2025.
The electrical scope includes reviewing existing as-built drawings and site conditions to verify the current electrical service and connection points for the tenant spaces. The design will assess existing system capacity and anticipated load demands to determine if additional electrical equipment is required. Services include full interior power system design, featuring a power circuit plan for general power needs and mechanical and plumbing equipment, with receptacle layouts to be provided by the Architect. Provisions for low-voltage conduit pathways will be incorporated based on layouts provided by others. The scope also includes preparation of single-line diagrams, along with voltage drop and short circuit (AIC) calculations as needed based on available field conditions and records.
