Project Overview
This project involves the interior renovation of an 11,000-square-foot office space at 4319 Jefferson in Culver City, California. The space features open offices, reception, restrooms, a breakroom, private offices, conference areas, and an outdoor garden. The scope of work is based on project files and correspondence received on March 28, 2022, guiding a comprehensive redesign to enhance functionality, comfort, and aesthetic appeal.
Project Scope
Electrical Engineering
Electrical services include reviewing available as-built drawings and assessing existing site conditions, including the tenant’s point of connection. Our team evaluates system capacity, designs the complete interior electrical system, and provides lighting circuiting, control intent diagrams, Title 24 compliance, emergency egress lighting, and power distribution for mechanical and plumbing systems. Services also include low-voltage conduit coordination, single-line diagrams, voltage drop and short circuit calculations, and supplemental power for the server room HVAC.
Mechanical Engineering
Mechanical services begin with reviewing available drawings and observing existing site conditions. Our scope includes designing all new HVAC equipment, including additional rooftop units, new air distribution layouts, and return and supply diffusers. We provide zoning diagrams for coordination and review, state mechanical energy compliance documentation, and supplemental HVAC for the server room to ensure efficient system performance, occupant comfort, and code compliance.
Plumbing Engineering
Plumbing services involve reviewing available as-built drawings, confirming site conditions, and designing new plumbing fixtures for the breakroom. We also provide drainage solutions for HVAC equipment and ensure proper routing and coordination. Our services support system reliability, efficiency, and seamless integration with the renovated office layout.
