The project will consist of partial interior renovation of a single level high end retail space at the Valley Fair shopping plaza in San Jose, California. The project will include new/revised designs for power, lighting, HVAC, and plumbing. Buildout combines two existing retail spaces into one and will include a small cafe (no cooking involved). Total area is approximately 4,475 square feet.
Lam+Tea provided full Mechanical, Electrical, and Plumbing (MEP) engineering design services for this project, which included the following:
Electrical Engineering
Lam+Tea provided full electrical design services, including a review of as-built drawings and existing system capacity to determine the need for additional electrical equipment. The scope covered the design of the interior power distribution system, interior and exterior lighting circuiting plans, emergency egress lighting, Title 24 lighting control intent, and energy compliance documentation. Services also included power planning for mechanical, plumbing, and low-voltage systems, coordination for 120/208V equipment, single-line diagrams, and required voltage drop and short-circuit calculations.
Mechanical Engineering
Mechanical design services included reviewing existing HVAC conditions and as-built documentation to support a well-coordinated solution. Lam+Tea provided HVAC zoning diagrams, design and specification of new HVAC equipment, new air distribution layouts, supply and return diffuser design, and required exhaust systems for the café and restrooms. State mechanical energy compliance calculations and forms were also completed to meet regulatory requirements.
Plumbing Engineering
Plumbing services consisted of reviewing existing conditions and designing the plumbing systems required for new restrooms, breakroom fixtures, café equipment, HVAC condensate drainage, and new water heaters. The scope also included the preparation of plumbing piping layouts and riser diagrams to ensure proper functionality and integration within the overall project.
