Project Overview

The project will consist of the interior renovation of single level high end retail space located at 189 The Grove Drive in Los Angeles, California. The project will include new/revised designs for power, lighting, and plumbing. The scope of work described herein is based on file(s) and email(s) received on 07/24/25 and clarification email about the mechanical scope on 07/28/25. Total affected renovation area in the store will be approximately 2,500 square feet.

Project Scope

Electrical Engineering

The electrical scope includes reviewing available as-built drawings, coordinating with the landlord regarding utility upgrades or consolidation, and evaluating existing electrical system capacity to determine if additional equipment (e.g., panels, transformers) is required. The design will include a complete interior electrical system, consisting of an interior lighting circuiting plan based on Architect-provided fixture layouts (lighting design excluded), exterior lighting/signage circuiting for building-mounted elements only, a lighting control diagram with state energy code–required device layouts (final manufacturer-provided details excluded), state lighting energy compliance documentation, and emergency egress lighting with required photometric calculations (normal photometrics excluded). A power circuit plan will be provided, including general power, mechanical, and plumbing loads, based on the Architect’s CAD power/receptacle layout. The design will incorporate empty conduit routing for low-voltage systems and 120/208V power coordination (low-voltage design by others). A single-line diagram will be developed based on site conditions and available records and may not represent the full existing system. Voltage drop and short-circuit (AIC) calculations will be included where applicable and where sufficient data exists.

 

Mechanical Engineering

The mechanical scope includes reviewing available as-built drawings, observing existing site conditions, and providing a zoning diagram for coordination. The design will include new HVAC equipment (as required), a new air distribution layout, supply and return diffuser design, water heater ventilation (as applicable), and state-required mechanical energy compliance documentation.

 

Plumbing Engineering

The plumbing scope includes reviewing available as-built drawings and observing existing site conditions. The design will cover piping for new restroom fixtures, HVAC condensate drainage, water heater piping (as required), and plumbing riser diagrams where needed.
