This project involves a ground-level interior renovation of a high-end retail space at Fashion Island Shopping Center in Newport Beach, California. The design scope includes updated power, lighting, HVAC, and plumbing systems, as well as a new in-store café area, covering approximately 7,280 square feet. Scope is based on final space plans and designs currently in development to ensure a modern and functional retail environment.
Lam+Tea Engineering provides comprehensive design services for Electrical, Mechanical, Plumbing, and Fire Protection systems for this high-end retail renovation at Fashion Island Shopping Center.
Electrical Engineering: Includes review of as-built/record drawings, coordination of utility upgrades with the landlord, assessment of existing system capacity, and design of the complete interior electrical system. Services cover interior and exterior lighting circuiting plans, lighting control diagrams per state energy codes, energy compliance calculations, emergency egress lighting layouts, power circuit plans, low-voltage conduit layouts, single-line diagrams, and voltage drop/short-circuit calculations. (Lighting fixture layout, specifications, and low-voltage wiring by others.)
Mechanical Engineering: Includes review of as-built drawings, site observation, zoning diagrams, design and specification of new HVAC equipment, air distribution layouts, return and supply diffusers, restroom exhaust, water heater ventilation, and state mechanical and envelope energy compliance calculations.
Plumbing Engineering: Includes review of as-built drawings, site observation, piping design for new restroom and café fixtures, HVAC condensate drainage, water heater piping, and plumbing riser diagrams.
Fire Alarm / Fire Sprinkler: Includes review of as-built drawings, site observation, and preparation of performance specifications/notes for construction documents.
