Project Overview

The project will consist of the interior build out for a dental office space in an existing commercial building located at 999 N Tustin Ave suite 209 in Santa Ana, California. Space consists of two areas: Surgery center (2 operations rooms, Recovery areas, separate soil and clean rooms, Medical gas storage, Reception, Nurse station and reception) and Dental office ( Consultation rooms, pediatric rooms, sterilization room, Lab, Breakroom, Toilets and reception)and support areas. The scope of work described herein is based on file(s) and email(s) received on 09/19/2025. Total area of the interior renovation is approximately 4,680 square feet.

Comprehensive MEP Design Services

Lam + Tea Engineering provided full Mechanical, Electrical, and Plumbing (MEP) design services for this project, ensuring that all systems were thoughtfully coordinated to support the project’s functionality, safety, and efficiency.

Electrical Engineering
The electrical scope includes reviewing available as-built or record drawings and performing site observations to assess existing conditions, including determining the tenant’s electrical point of connection. Existing conduit and feeder sizes, as well as routing distances to the tenant space, may not be fully verifiable during site visits and could require further invasive investigation by others. The scope also includes evaluating the existing electrical system capacity and anticipated loads to determine whether supplemental electrical equipment, such as panels or transformers, will be required. A complete interior electrical system design will be provided, which includes an interior lighting circuiting plan based on the Architect’s lighting fixture layout and specifications (lighting design services are excluded). A lighting control diagram illustrating control intent and the diagrammatic layout of Title 24-required control devices will be prepared, with final control layouts and quantities to be confirmed by the manufacturer. State-required lighting energy compliance calculations and forms will be included. Emergency egress lighting layout and photometric calculations will be provided as required for plan review (normal lighting photometrics excluded). The design will also include a power circuit plan covering general power distribution, including power requirements for mechanical and plumbing systems, based on the power/receptacle layout provided by the Architect in CAD format. Low-voltage system requirements will be incorporated through empty conduit layouts, based on sketches provided by others, and 120/208V power will be coordinated for systems equipment (all low-voltage specifications, device layouts, and wiring by others). A single-line diagram will be prepared based on observed site conditions and/or available documents, with the extent limited to verifiable existing information. Voltage drop and short-circuit (AIC) calculations will be provided where applicable and where necessary data is available. Conduits for Security and IT cabling will be incorporated, with final cabling and conduit specifications to be provided by the low-voltage consultants.

 

Mechanical Engineering
The mechanical scope includes reviewing available as-built or record drawings and conducting site observations to assess existing conditions. A zoning diagram will be developed for coordination and review, along with the specification and design of all new HVAC equipment required for the project. The design will include new air distribution layouts, exhaust systems for restrooms, clean/soil rooms, and oxygen tank storage areas, as well as the specification and design of new return and supply diffusers. State mechanical energy compliance calculations and all required forms will be provided.

 

Plumbing Engineering
The plumbing scope includes reviewing any available as-built or record drawings and conducting site observations to document existing conditions. The design will include plumbing layouts for new fixtures within breakrooms and restrooms, as well as plumbing systems for procedure room fixtures. Drainage requirements associated with HVAC equipment will also be incorporated into the plumbing design.
