Project Overview

This project involves the development of a new temporary service kitchen, production kitchen, and upgrades to the existing private dining room, bathrooms, and site areas at an 18,000 sq. ft. main house and 4,000 sq. ft. guest house located at 1923 Micheltorena Street in Los Angeles, California. The MEP scope for the test kitchen is expected to be handled by the general contractor due to minimal required modifications and the owner’s preference to limit work in that area.

Project Scope

Electrical Engineering
Scope includes reviewing existing site conditions and evaluating current electrical equipment for service capacity and points of connection. Services cover modifications to the interior electrical system, including power distribution for kitchen, mechanical, and plumbing loads; lighting circuiting and Title 24-compliant lighting controls; emergency egress lighting with photometric calculations; and state lighting energy compliance documentation. Low-voltage conduit provisions and a single-line diagram are also included. (Lighting design and fixture specifications by Architect.)

Mechanical Engineering
Mechanical services include field assessment of existing HVAC systems to determine capacity and connection points, and the design of equipment reuse or replacement as needed—covering kitchen supply and exhaust fans, air conditioning, and toilet exhaust. The scope includes new air distribution layouts for dining and kitchen areas, kitchen ventilation design, modifications to existing duct mains for ceiling coordination, and state mechanical energy compliance documentation.

Plumbing Engineering
Plumbing scope includes evaluating existing water, waste, gas, and grease interceptor systems for capacity and points of connection. Services cover new plumbing utilities for kitchen equipment and restroom fixtures, as well as condensate drainage design for HVAC equipment.
