This project involves the development of a new 15,000 sf banquet restaurant on the second floor of an existing building at 1545 Wilcox Avenue, Los Angeles, California. The space includes a central dining area, kitchen, and administrative offices. The existing first-floor restaurant will remain unchanged, though some kitchen equipment will be relocated from the second floor to the new first-floor kitchen. The second-floor kitchen will also be expanded. The project will be executed in two phases: Phase One – kitchen relocation to the first floor; Phase Two – completion of the remaining work, with two permit packages required.
Electrical Engineering
Scope includes site observation, evaluation of existing electrical equipment, and review of system capacity to determine additional needs (panels, transformers, etc.). Interior electrical design includes lighting circuiting plans (layouts by Architect), Title 24 lighting control diagrams, state lighting energy compliance calculations, emergency egress lighting layout and photometric calculations, power circuit plans for kitchen, mechanical, and plumbing systems (power layouts provided by Architect), low-voltage conduit coordination, and single-line diagrams. Normal condition photometric calculations are not included.
Mechanical Engineering
Services include site observation and evaluation of existing HVAC capacity, design of reused or new equipment (including kitchen supply/exhaust, kitchen AC, and toilet exhaust), modifications to supply duct mains for ceiling design, kitchen ventilation system design, new air distribution for dining and kitchen areas, and state mechanical energy compliance calculations and forms.
Plumbing Engineering
Scope includes site observation, evaluation of existing waste, water, gas, and grease interceptor capacity, design of plumbing utilities for kitchen equipment and toilets, and HVAC condensate drainage.
