Project Overview

This project provides new emergency housing for homeless individuals on existing LADOT parking lots at 2377 S Midvale Ave (north lot) and 10909 W Pico Blvd (south lot). The development includes up to 33 modular units, each with restrooms, showers, and lavatories, along with site amenities such as laundry stations, administrative offices, a community room, and a pet relief area. Our scope includes electrical and plumbing site utility design, ensuring safe, functional, and code-compliant infrastructure to support the modular housing community.

Project Scope

Electrical Engineering
Our electrical services for this emergency modular housing project include providing power connections to state-certified modular units, as well as HVAC and water heating equipment. We develop single-line diagrams with service load calculations, voltage drop, and short-circuit (AIC) ratings. Exterior electrical design includes circuiting plans for site power and lighting, with layouts and specifications provided by the Architect, along with lighting control diagrams for intent and emergency egress photometric calculations. Utility service coordination and interior modular electrical work are excluded, and fire alarm design is handled by a wireless system manufacturer.

Plumbing Engineering
Plumbing design includes coordination with the Architect and Civil Engineer for points of connection, preparation of riser diagrams, and fixture unit calculations as required. Connections within the building terminate five feet outside building walls, with further site distribution handled by Civil. Site drainage design is excluded. Fire protection points of connection are provided, while interior modular fire protection is managed by the modular manufacturer.
