Project Overview

This project involves the interior renovation of a 34,900 sf office space in an existing commercial building at 3880 Kilroy Airport Way, Long Beach, California. The remodel includes design updates for lighting, power, HVAC, and plumbing on the ground level.

Project Scope

Electrical Engineering
Services include review of as-built or record drawings, site observations, and evaluation of existing electrical service and system capacity. The scope covers design of the interior electrical system, including lighting circuiting plans (fixture layouts by Architect), lighting control diagrams per Title 24, emergency egress lighting layout and photometric calculations, state lighting energy compliance calculations and forms, power circuit plans for general and equipment loads, low-voltage conduit coordination, single-line diagrams, and voltage drop and short-circuit calculations. Photometric calculations for normal conditions are not included, and low-voltage specifications and layouts are provided by others.

Mechanical Engineering
Scope includes review of as-built drawings and site conditions, preparation of zoning diagrams, design of new HVAC equipment, air distribution layouts, and return and supply diffusers, as well as preparation of state mechanical energy compliance calculations and forms.

Plumbing Engineering
Services include review of as-built drawings, site observation, and design of new restroom and breakroom fixtures, as well as drainage for HVAC equipment.
