The project will consist of interior renovation of high end retail space located at 11600 Century Oaks in Austin, Texas. The project will include new/revised designs for power, lighting, HVAC, and plumbing. The scope of work described herein is based on file(s) and email(s) received on 10/13/23. The design will combine a total of 2 existing retail spaces into one single store. Total affected renovation area in the store will be approximately 7,000 square feet. Final space plan/designs have not been finalized nor provided yet.
Electrical Engineering:
Electrical engineering services include reviewing as-built or record drawings, coordinating utility upgrades with the landlord, and evaluating existing electrical system capacity and anticipated loads to determine the need for additional equipment such as panels or transformers. The scope includes designing a complete interior electrical system with interior lighting circuiting plans (fixture layout by the Architect), exterior lighting and signage circuiting, lighting control diagrams per state energy codes, state lighting energy compliance calculations and forms, emergency egress lighting layouts with photometric calculations, power circuit plans for general, mechanical, and plumbing systems, and coordination of empty conduit layouts for low-voltage requirements. Additional deliverables include single-line diagrams, power for low-voltage equipment racks, voltage drop and short-circuit (AIC) calculations, ensuring a fully integrated and code-compliant electrical system.
Mechanical Engineering:
Mechanical engineering services include reviewing as-built drawings, observing existing site conditions, and providing zoning diagrams for coordination. The scope covers specifying and designing new HVAC equipment, developing new air distribution layouts, designing return and supply diffusers, exhaust for new restrooms, and ventilation for new water heaters as required. State-required mechanical energy compliance calculations and forms, including envelope Title 24 calculations for façade changes, are also provided to ensure efficient, code-compliant, and fully coordinated HVAC systems.
Plumbing Engineering:
Plumbing services include reviewing as-built drawings, observing existing site conditions, and designing piping for new restroom and breakroom fixtures. The scope also includes condensate drainage for HVAC equipment, piping for new water heaters, and preparation of plumbing riser diagrams as required, ensuring functional, code-compliant, and fully coordinated plumbing systems.
Fire Protection/Sprinklers:
Fire protection services include reviewing as-built drawings, observing site conditions, and relocating existing sprinkler heads as needed. New sprinkler head locations are provided per code for reference, and riser diagrams are prepared to guide the design/build contractor. Final design and specifications are completed by the mall-approved design/build contractor, ensuring compliance with all applicable codes.
Fire Alarm:
Fire alarm services include specifying and coordinating device layouts, including visual and audio alarms, pull stations, and pathways. Device locations are coordinated with the architectural, mechanical, and electrical teams. Riser diagrams are prepared for reference, while final design and specifications are completed by the mall-approved design/build contractor, ensuring an integrated and code-compliant fire alarm system.
