Project Overview

This project involves the partial renovation of an existing assisted care facility located at 2300 South Pacific Avenue in San Pedro, California. The renovation will include new power, lighting, HVAC, and plumbing designs for upgraded guest rooms, common areas, the laundry facility, and the kitchen. As part of the scope, our team will also assess the existing electrical utility setup and implement improvements as needed, including consolidating multiple utility meters into a single main meter to support the enhanced building systems and overall modernization efforts.

Project Scope

Electrical Engineering
Our electrical engineering scope includes revised utility service drawings, building load calculations, and the preparation of required application documents. We will develop a coordinated site plan identifying proposed locations for the service transformer, main switchboard, and methane pull section as applicable, with final equipment placement to be confirmed with the utility provider. Interior systems design will encompass lighting circuiting, lighting control intent, Title 24 energy compliance documentation, parking garage lighting, and emergency egress lighting with required photometric calculations. Additionally, our team will prepare comprehensive power distribution plans—including EV charger power, mechanical and plumbing loads—and provide single-line diagrams, voltage drop calculations, short-circuit analysis, emergency load calculations, and provisions for low-voltage conduit layouts.

Mechanical Engineering
Mechanical design services will include zoning diagrams for coordination, specification and design of all new HVAC equipment, and complete air distribution layouts. Our team will provide exhaust systems for restrooms and kitchens as required, along with new supply and return diffuser selections and ventilation for any applicable water-heating equipment. All work will be supported by state mechanical energy compliance documentation, including Title 24 forms, ensuring the system meets current energy-efficiency standards and integrates seamlessly with the project’s overall design.

Plumbing Engineering
Plumbing engineering services will cover the specification and design of plumbing equipment and systems, including domestic hot and cold water, waste and vent piping, storm drainage within the building footprint, and natural gas distribution where applicable. Our scope also includes fixture load calculations and preparation of plumbing riser diagrams to support permitting and construction. Coordination will be provided with the Landscape Architect and Civil Engineer for utility points of connection. Site drainage design is excluded from this scope.
