Project Overview

This project involves the interior renovation of office spaces on the 2nd and 4th floors of Pod B at 1500 Hughes Way in Long Beach, California. The remodel includes updates to lighting, power, HVAC, and plumbing systems across all four levels. The scope is based on documents received on June 16, 2025, with a total interior area of approximately 89,900 sq. ft.

Project Scope

Electrical Engineering
Scope includes reviewing available as-built drawings and existing site conditions to confirm electrical points of connection and system capacity. Services cover the design of the complete interior electrical system, including power circuiting for general, mechanical, and plumbing loads, code-required emergency egress lighting with photometric calculations, lighting controls per Title 24, and state lighting energy compliance documentation. Work also includes low-voltage conduit provisions (by others for device layouts), preparation of a single-line diagram, and voltage drop and short-circuit (AIC) calculations based on available field information.

Mechanical Engineering
Mechanical services include field review of existing conditions, HVAC system design and equipment specifications—including new rooftop units—along with air distribution layout and supply/return diffuser design. The scope also includes zoning diagrams for coordination and state mechanical energy compliance calculations and forms.

Plumbing Engineering
Plumbing services include reviewing available as-built drawings and existing site conditions, and designing plumbing systems for the new restrooms and breakroom fixtures. Scope also includes providing HVAC equipment condensate drainage design.
