Project Overview
This project involves the interior renovation of a single-level retail space with mezzanine at 12109 Ventura Boulevard, Studio City, California. The work includes new and revised designs for power, lighting, HVAC, and plumbing. The scope is based on files and emails received on October 1, 2024, and the total affected area is approximately 2,100 sf.
Project Scope
Electrical Engineering
Scope includes review of as-built/record drawings, site observation, and coordination of utility upgrades with the landlord. Interior electrical design includes lighting circuiting plans (layouts by Architect), exterior lighting/signage circuiting (specifications by Architect), Title 24 lighting control diagrams, state lighting energy compliance calculations, emergency egress lighting layout and photometric calculations, power circuit plans for mechanical and plumbing systems (CAD layouts provided by Architect), low-voltage conduit coordination, single-line diagrams, and voltage drop/short-circuit (AIC) calculations. Normal condition photometric calculations and low-voltage device specifications are provided by others.
Mechanical Engineering
Services include review of as-built drawings, site observation, preparation of zoning diagrams, design of new HVAC equipment, air distribution layout, supply and return diffuser design, restroom exhaust, water heater ventilation, and state mechanical energy compliance calculations including envelope Title 24 calculations for facade changes.
Plumbing Engineering
Scope includes review of as-built drawings, site observation, design of plumbing for new restroom fixtures, water heaters, HVAC condensate drainage, and preparation of plumbing riser diagrams as required.
