This project involves the interior office renovation of two floors within an existing office building located at 12860 Crossroads Parkway South, City of Industry, California. The remodel includes upgrades to the lighting, power, HVAC, and plumbing systems to support the tenant’s new workplace design. The scope of work is based on project files and correspondence received on February 12, 2025, and covers approximately 55,000 sq. ft. of tenant improvement area.
The project includes Electrical, Mechanical, and Plumbing Engineering services to support the two-floor office renovation.
The electrical scope includes reviewing as-built documentation and site conditions to confirm service capacity and connection points. Services cover full interior electrical system design, including lighting and power circuiting, Title 24 lighting control diagrams, state lighting energy compliance documentation, emergency egress lighting with limited normal-lighting photometric calculations, and power distribution for mechanical and plumbing equipment. The scope also includes a single-line diagram, voltage drop and short-circuit calculations, and low-voltage conduit provisions.
Mechanical services include assessing existing conditions and designing the HVAC system upgrades required for the renovated floors. Scope includes zoning diagrams, new HVAC equipment selection (including additional RTUs if needed), new air distribution layouts, return and supply diffuser design, Title 24 mechanical energy compliance documentation, and HVAC design for IT rooms.
Plumbing services include reviewing existing conditions and designing plumbing modifications to support updated program needs. This includes revised or additional restroom fixtures, plumbing for new breakroom and wellness spaces, and condensate drainage for HVAC equipment.
