This project involves the interior office renovation of two floors within an existing office building located at 12820 Crossroads Parkway South in the City of Industry, California. The remodel includes design upgrades for lighting, power, HVAC, and plumbing systems. The scope of work is based on files and correspondence received on February 11, 2025, with an approximate tenant improvement area of 33,000 square feet.
The electrical scope included a full assessment of existing site conditions and system capacity, followed by the complete design of the interior electrical systems for the renovated office space. Services covered power distribution, lighting circuiting, Title 24-compliant lighting controls, emergency egress lighting with photometric calculations, and energy code compliance documentation. Coordination for low-voltage systems and mechanical/plumbing power requirements was also provided to ensure a fully integrated electrical design.
Mechanical design services included evaluating existing HVAC conditions and developing a new system layout to support the renovated office floors. The scope involved equipment selection and design—including additional rooftop units as required—new air distribution layouts, zoning and diffuser design, and HVAC provisions for IT rooms. All designs were completed in accordance with applicable codes, including preparation of state mechanical energy compliance forms.
Plumbing design services consisted of reviewing existing systems and developing revised layouts to support tenant improvements. The scope included restroom modifications, new plumbing fixture design for breakroom and wellness areas, and coordination of required condensate drainage for HVAC equipment. Plans were prepared to provide efficient, code-compliant plumbing solutions that integrate seamlessly with the upgraded mechanical and electrical systems.
