This project features the interior renovation of a single-level, 75,000-square-foot furniture retail and showroom space located at 3225 Helms Avenue in Culver City, California. The scope includes new and revised designs for power, lighting, plumbing, and selective HVAC systems, with primary emphasis on electrical and plumbing engineering and minimal HVAC diffuser relocations. Design development is based on the files and correspondence received on December 22, 2021. If pursued, the proposed café area will be delivered as a separate plan check and permit package, independent from the main showroom renovation, allowing for a streamlined and efficient approval process.
Electrical Engineering:

Mechanical Engineering:
Mechanical engineering services center on optimizing the building’s HVAC system to support the renovated interior layout. We review existing as-built drawings, assess site conditions, and provide targeted relocations of supply and return diffusers as needed. Our approach ensures occupant comfort while minimizing disruption to the existing system and seamlessly integrating with the overall renovation design.
Plumbing Engineering:
Plumbing engineering services include the design of new piping and fixture connections to support restrooms, breakrooms, water heaters, and specialty features. Services involve reviewing as-built documentation, observing site conditions, and producing plumbing riser diagrams to ensure coordinated, code-compliant, and constructible solutions.
