Project Overview

The project involves the design of a five-unit Small Lot Subdivision (SLS) development located at 3252 S. Barrington Avenue in Los Angeles, California. Each residence will consist of three stories plus a roof deck. The scope includes full MEP design for new power, lighting, HVAC, and plumbing systems to support the residential development.

Project Scope

Electrical Engineering
The electrical scope includes full design for both interior and exterior systems for this five-unit Small Lot Subdivision. Services include preparation of electrical utility service drawings, load calculations, and a site plan showing the proposed service entrance and main meter board locations. The design covers circuiting for exterior building and landscape lighting, with fixture layouts and specifications provided by the Architect or Landscape Architect. Title 24-compliant lighting control layouts will be included, with final control diagrams and specifications furnished by the Architect and manufacturer. Interior electrical design includes lighting and power distribution for all units, including provisions for mechanical and plumbing systems and EV chargers in the garages. Coordination for solar photovoltaic system requirements will be conducted with the Architect and solar consultant, though solar system design is excluded. The scope also includes low-voltage conduit coordination, single-line diagram, voltage drop, and short-circuit (AIC) calculations as required.

Mechanical Engineering
Mechanical design services will include specifying and designing all HVAC equipment for each unit, along with a new air distribution layout. The scope covers exhaust systems for kitchens and restrooms as required, as well as the design of supply and return diffuser layouts. Ventilation systems for gas water heaters will be provided as needed. State mechanical energy compliance documentation, including Title 24 mechanical and envelope calculations, will be prepared to support code compliance and permitting.

Plumbing Engineering
Plumbing design services include complete hot and cold-water systems, waste and vent piping, building storm drainage piping, and natural gas piping as required for the project. The scope includes fixture load calculations and preparation of plumbing riser diagrams. Coordination with the Landscape Architect and Civil Engineer will be performed for point-of-connection requirements, including piping to Low Impact Development (LID) features designed by Civil. Overall site drainage design is not included within this scope of work.
