Renovation areas include the main lobby, parking garage, exterior façade, signage, ground floor café, and roof deck amenities. The design approach coordinates all typical systems and layouts, with submissions to the city organized into three separate plan check and permit sets to streamline approvals and ensure code compliance across the entire project.
Electrical Engineering:
Electrical engineering services include reviewing as-built or record drawings and observing existing site conditions to determine the tenant’s electrical service connection. We evaluate system capacity and anticipated loads to identify the need for additional equipment, such as panels or transformers. The scope includes designing a complete interior electrical system with interior lighting circuiting plans (fixture layout by the Architect), lighting control diagrams per Title 24, state lighting energy compliance calculations and forms, emergency egress lighting layouts with photometric calculations, power circuit plans for general, mechanical, and plumbing systems, single-line diagrams, and voltage drop and short-circuit (AIC) calculations. These services ensure a fully coordinated, safe, and code-compliant electrical system.
Plumbing Engineering:
Plumbing services include reviewing as-built drawings, observing existing site conditions, and designing new plumbing and gas connections for roof amenities. The scope also includes plumbing design for café countertop fixtures, ensuring all systems are functional, code-compliant, and seamlessly integrated with the overall building design.
