8209 Sepulveda-PANO Supportive Housing
Project Overview
The project will consist of mechanical, electrical, and plumbing renovations of an existing one- and two-story motel turned permanent affordable housing with 49 existing units, as well as MEP design of a new three-story building including 50 additional units, elevator, community room, laundry room, offices, reception, and conference room, all located at 8209 Sepulveda Blvd, Van Nuys, California. The project will include new design for power, lighting, HVAC, and plumbing. The scope of work described herein is based on file(s) and email(s) received on December 7, 2021, and May 6, 2022.

Comprehensive MEP Design Services
Lam + Tea Engineering provided full Mechanical, Electrical, and Plumbing (MEP) design services for this project, delivering efficient, code-compliant, and coordinated systems that support both functionality and design intent.
Electrical Engineering
Our team developed new electrical utility service plans and load calculations, coordinating closely with the utility provider to ensure a seamless service connection. The design included interior and exterior power systems, emergency and egress lighting, energy compliance per Title 24, and integration with low-voltage systems for optimal performance and safety.
Mechanical Engineering
We designed a complete HVAC system tailored to the project’s requirements, including zoning, air distribution, and ventilation for specialized spaces. Our team also prepared full Title 24 mechanical energy compliance documentation to ensure sustainable and efficient operation.
Plumbing Engineering
The plumbing design featured new water supply, waste, vent, and gas systems, complete with fixture load calculations and coordination with the civil and landscape teams. The result is a system designed for reliability, efficiency, and ease of maintenance.
