4TH Wall Office – Fairfax
Project Overview
This project involves the interior renovation of a 4,800-square-foot office space at 1072 South Fairfax Avenue in Los Angeles, California. The space features open offices, reception, restrooms, a breakroom, private offices, a conference room, and a mezzanine area. The scope of work is based on project files and correspondence received on April 12, 2022, guiding a functional and modern redesign tailored to the client’s workplace needs.
Project Scope
Electrical Engineering
Electrical services include reviewing as-built drawings and existing site conditions, evaluating the tenant’s electrical point of connection, and assessing system capacity. Our scope covers design of the complete interior electrical system, including lighting circuiting, control intent diagrams, Title 24 compliance, emergency egress lighting, and power distribution for mechanical and plumbing systems. Services also include low-voltage conduit coordination, single-line diagrams, voltage drop and short circuit calculations, and supplemental power for server room HVAC.
Mechanical Engineering
Mechanical services involve reviewing as-built drawings, observing site conditions, and preparing zoning diagrams for coordination. We design all new HVAC equipment, including additional rooftop units, new air distribution layouts, and supply and return diffusers. State mechanical energy compliance calculations and forms are provided, along with supplemental HVAC for the server room, ensuring occupant comfort, system efficiency, and code compliance.
Plumbing Engineering
Plumbing services include reviewing as-built drawings, assessing existing conditions, and designing new fixtures for the breakroom and restrooms. Drainage solutions for HVAC equipment are provided, ensuring proper routing, coordination, and code compliance. These services support reliable performance and seamless integration with the renovated office space.
