Project Overview

Converting a small commercial building into a multi-tenant commissary demands careful infrastructure planning. When multiple food tenants share power, exhaust, gas, and grease systems, architects need an MEP consultant who understands load diversity, health department coordination, and the realities of compact back-of-house layouts.

For 4007 W Pico Boulevard in Los Angeles, we provided full mechanical, electrical, and plumbing engineering for the renovation of a 3,000 SF single-story building into a commissary space serving approximately 7–8 food tenants, each with dedicated stalls.

This project required a complete recalibration of base building systems to support high-intensity commercial kitchen use within a constrained footprint.

Project Scope

Repositioning Small Buildings for High-Load Use

Converting retail or light commercial space into commissary occupancy dramatically changes infrastructure demands. Our coordination included:

  • Reviewing as-built documentation and verifying existing service capacity
  • Evaluating electrical and gas loads for multiple kitchen tenants
  • Planning centralized grease and exhaust infrastructure
  • Structuring shared backbone systems while maintaining tenant independence

Our MEP coordination strategy focused on reducing future tenant conflicts while maintaining health and building code compliance.

Designing for Multi-Tenant Kitchen Infrastructure

Commissary environments require careful zoning and equipment placement. We worked closely with the architectural layout to coordinate:

  • Commercial hood stall exhaust systems
  • Dedicated restroom exhaust
  • Gas distribution for kitchen equipment
  • Centralized grease interceptor integration
  • Shared service panels and distribution strategies

The result was a system designed to handle intensity without overbuilding the base infrastructure.
