Project Overview

The project will consist of adaptive reuse of an existing office building to a 22 story, 450-unit apartment building located at 3600 Wilshire Blvd., Los Angeles, California. Total building area is 421,768 sq. ft. The 1st floor large retail tenants will remain and will require uninterrupted building services during construction.

Project Scope

Mechanical, Electrical, Plumbing, and Fire Protection Design Services

Lam + Tea Engineering provided comprehensive Mechanical, Electrical, Plumbing, and Fire Protection (MEP) design services for the project.

The Mechanical Engineering scope included the design of complete air conditioning and heating systems, as well as kitchen and bathroom exhaust systems. Additional systems such as stairwell pressurization and smoke control were also incorporated to ensure compliance with safety and ventilation standards.

The Electrical Engineering scope covered the design of a new electrical service, including building lighting and power distribution systems, as well as provisions for emergency power. The design also integrated empty conduit systems for telephone, security, and cable TV installations. Coordination with other design disciplines ensured that all outlet locations and utility point requirements detailed by others were accurately incorporated into the electrical contract documents.

For Plumbing and Fire Protection, Lam + Tea provided designs for the building’s sanitary drainage, storm drainage, and hot and cold water systems. The fire protection design included system layout and coordination, excluding the sprinkler branch pipe layouts, head locations, and hydraulic calculations, which were to be prepared by the Fire Protection Contractor. The scope also encompassed the design of the natural gas system.
