This fire rebuild project in Altadena involves providing full MEP design for a 1,400 sq. ft. Plant Prefab home. Our scope includes electrical, mechanical (HVAC), and plumbing engineering for the prefabricated house to be built off-site, shipped, and installed on location.
Electrical Engineering
The electrical scope includes the design of interior power and lighting systems for the prefab home, including circuiting and Title 24-compliant lighting controls. Work includes emergency egress lighting as required for plan check, a power distribution plan for all electrical, mechanical, and plumbing equipment, and coordination of low-voltage conduit needs. A complete single-line diagram with voltage drop and short-circuit (AIC) calculations will be provided to support code compliance and construction.
Mechanical Engineering
Mechanical design services cover preparing HVAC system options for client review, then providing full design, sizing, and specification of the selected system. This includes air distribution and diffuser layouts, kitchen and restroom exhaust, water heater ventilation, and State Mechanical Title 24 modeling and compliance documentation. Coordination with the Architect and Structural Engineer will ensure proper placement of equipment within the prefab structure.
Plumbing Engineering
The plumbing scope includes design of water, waste, and vent systems for kitchen and restroom fixtures, supported by plumbing riser diagrams and fixture unit calculations. Design and coordination of building connections will extend to a point 5’-0” outside the prefab perimeter, with Civil responsible beyond that limit. Close coordination with the Architect and Civil Engineer will ensure proper system integration for factory construction and on-site installation.
Fire Sprinkler Design
The fire protection scope includes full layout, sizing, and design of the fire sprinkler system for the prefab home. Services cover device placement, pipe routing, hydraulic calculations, and riser diagrams as required. Coordination will occur with Civil for the system point of connection, and with Architectural, Mechanical, and Electrical disciplines to ensure proper integration throughout the prefabricated structure.
