13750 Ventura – Cool Beans Cafe
Project Overview
This project consists of the renovation of a coffee shop and kitchen located at 13750 Ventura Boulevard, Los Angeles, California. The remodeled areas include the kitchen, public café, storage, and restroom spaces. The scope includes updates to the electrical, mechanical, and plumbing systems, with the existing electrical service anticipated to be sufficient to support the new design without utility upgrades. The total renovated tenant area is approximately 750 sq. ft.
Project Scope
The project includes Electrical, Mechanical, and Plumbing Engineering services to support the renovation of the café and kitchen.
Electrical Engineering
The electrical scope includes a review of existing site conditions, connection points, and system capacity to verify suitability for the renovation. Services include the full interior electrical system design, encompassing power circuiting for kitchen, mechanical, and plumbing equipment, lighting circuiting plans, lighting control diagrams per Title 24, emergency egress lighting, and state lighting energy compliance documentation. Single-line diagrams and low-voltage conduit provisions are also included.
Mechanical Engineering
Mechanical services include site observation and the design of a new HVAC system suitable for the café and kitchen environment. Work includes equipment selection (supply and exhaust fans), grease exhaust design for the kitchen hood, modifications to existing ductwork as needed, and new air distribution layouts for dining and kitchen areas. State mechanical energy compliance documentation is also provided.
Plumbing Engineering
Plumbing services include evaluation of existing waste and water systems for capacity and connection locations, followed by design modifications to support the renovated kitchen and café. Scope includes condensate drainage for HVAC equipment and plumbing riser diagrams as required.
