This project involves converting 268 existing hotel guest rooms into affordable residential units at a 3-story, 201,749 sf hotel built in 1980 and renovated in 2009, located at 1211 E Garvey, Covina, California. The work is limited to the interior of the guest rooms and includes the addition of prefabricated kitchenettes (cabinetry, sink, microwave, mini refrigerator) along with the required electrical and plumbing infrastructure. Existing unit entrances, restroom layouts, egress, fire alarm systems, public spaces, site work, and parking remain unchanged and are not part of the scope.
Electrical Engineering
Scope includes modification of the existing interior electrical system to support prefabricated kitchenettes, including power circuit plans, addition of panels or subpanels as needed, single-line diagrams, panel schedules, load calculations, voltage drop, and short-circuit (AIC) calculations. Power/receptacle layouts will be provided by the Architect in CAD format. Existing normal and emergency lighting remain unchanged. Upgrades to existing electrical service are anticipated only if required based on site survey and load analysis.
Plumbing Engineering
Services include modification of the existing interior plumbing system to provide hot and cold-water, waste, and vent connections to the kitchenettes. Scope also includes confirmation of sanitary waste and domestic water system capacities, plumbing fixture load calculations, and plumbing riser diagrams as required for plan check. Building storm drainage and natural gas systems remain unchanged. Site drainage is excluded.
