Project Overview

This project involves the adaptive reuse of an existing office building into a 33-story, 686-unit apartment tower totaling 604,584 sq ft. The redevelopment includes 14,890 sq ft of amenity spaces, featuring a club lounge, fitness center, and recreation areas such as games and theater rooms. The design transforms the building into a modern, vibrant residential community while maximizing functional space and enhancing resident experience.

Project Scope

Electrical Engineering
Lam+Tea provided comprehensive electrical design for the adaptive reuse project, including new electrical service, building lighting, general and emergency power, and empty conduit systems for telephone, security, and cable TV. All outlet locations and utility requirements were coordinated from architect-provided drawings and incorporated into the contract documents, ensuring a reliable and fully integrated electrical system to support the building’s residential and amenity functions.

Plumbing & Fire Protection
The plumbing and fire protection design encompassed building sanitary and storm drainage, hot and cold water systems, natural gas systems, and performance-based fire protection specifications. While sprinkler branch layouts, head locations, and hydraulic calculations were completed by the fire protection contractor, Lam+Tea’s design ensured proper coordination with the overall building systems, providing safe, efficient, and code-compliant infrastructure throughout the project.
