100 N Crescent Office
Project Overview
This project involves the interior renovation of a 3rd-floor office tenant suite at 100 North Crescent in Beverly Hills, California. The remodel includes updates to lighting, power, HVAC, and plumbing across approximately 5,400 sq. ft. of office space, including open and private offices, meeting rooms, breakroom, lounge, pantry, restroom, printer/copy area, and support spaces. The scope is based on documentation received on May 8, 2025.
Project Scope
Electrical Engineering
Our electrical design services include reviewing existing conditions and system capacity to determine required upgrades for the project. We develop a complete interior electrical system design, including lighting circuiting, lighting controls compliant with Title 24, emergency egress lighting, and power distribution for all required equipment. Our scope also provides single-line diagrams, voltage drop, and short circuit calculations, along with coordination for low-voltage power needs.
Mechanical Engineering
We provide mechanical design services starting with a thorough review of as-built documentation and on-site conditions. Our work includes developing HVAC zoning, new air distribution layouts, and specifying all required diffusers and equipment. We ensure system efficiency and code compliance through state-required mechanical energy calculations and forms.
Plumbing Engineering
Our plumbing scope includes assessing existing site conditions and designing system modifications to support restroom updates and new breakroom fixtures. We provide plumbing layouts for water, waste, and vent systems, including HVAC equipment drainage, ensuring functionality, efficiency, and alignment with project requirements.
