Project Overview
The project will consist of partial base building renovations and limited tenant space remodels of an existing single story commercial building (Building A) located at 1498 Sunset Blvd in Los Angeles, California. Base building renovations shall include adding a new stairway and lift to new roof decks. The storefronts will also be updated. Tenant spaces shall have minimum emergency egress lighting per code. Build out will also involve renovation of existing restrooms and/or addition of new restrooms in the back of house area of each store. New parking lighting shall also be added for the exterior site.
Project Scope
Lam+Tea provides comprehensive Mechanical, Electrical, and Plumbing (MEP) engineering design services, ensuring every project is efficient, compliant, and seamlessly coordinated with architects, contractors, and consultants.
Electrical Engineering
Our electrical services cover the full spectrum of building power and lighting needs. We review existing record drawings, conduct site observation surveys, and design circuiting for lighting, outlets, devices, HVAC, plumbing equipment, and new lifts. We prepare emergency lighting photometric calculations, state energy compliance forms, load estimates, single‑line riser diagrams, and voltage drop/short circuit calculations. Exterior lighting and signage circuiting are also included, with outlet locations and utility requirements coordinated from drawings provided by others.
Mechanical Engineering
We deliver HVAC solutions that prioritize comfort, efficiency, and compliance. Our scope includes reviewing existing drawings, site surveys, zoning diagrams, and the specification/design of new rooftop equipment. We provide air distribution points of connection for future tenant build‑outs, design return and supply diffusers, restroom exhaust systems, and water heater ventilation. State Title 24 mechanical energy compliance calculations and envelope modeling are also prepared to ensure regulatory compliance and optimized performance.
Plumbing Engineering
Our plumbing design services ensure reliable water and drainage systems. We review existing drawings, conduct site surveys, and design piping for new restroom fixtures and HVAC unit drainage. Plumbing riser diagrams are provided as required, ensuring clarity and coordination across disciplines.
