For the Dr. Hampariyan Ophthalmology Office in Glendale, our role was to deliver permit-ready MEP engineering that aligned with the architect’s design intent while minimizing RFIs, rework, and schedule risk—despite incomplete layouts and existing-condition constraints typical of TI projects.

This project reflects how we support architects through clear coordination, practical design decisions, and proactive problem-solving, especially in technically sensitive healthcare environments.

Project Scope

Proactive MEP Coordination

This 1,500 SF medical office renovation required early coordination around existing infrastructure, tenant connections, and future flexibility. We worked closely with the architect to:

  • Review available as-built drawings and validate field conditions
  • Identify electrical service capacity and tenant points of connection
  • Align HVAC zoning and air distribution with evolving room layouts
  • Coordinate lighting controls, emergency egress, and Title 24 requirements

Our approach reduces downstream RFIs and avoids late-stage design conflicts that can stall permitting or construction.

BIM-Ready, Permit-Focused Documentation

Even when final layouts are still developing, we structure our MEP coordination to support architectural decision-making and authority having jurisdiction (AHJ) review. Deliverables were organized to be clear, buildable, and responsive to plan check comments.

For medical tenant improvements, constructability and compliance are non-negotiable. Our mechanical electrical plumbing engineering scope emphasized:

Where existing conduit sizes or feeders could not be confirmed without invasive investigation, we documented assumptions clearly to manage risk and set expectations early.

We prepared all required California energy compliance documentation, including:

  • Electrical lighting energy calculations and Title 24 forms
  • Mechanical energy compliance forms
  • Emergency egress lighting photometrics for plan check

This allowed the architect to move through permitting with confidence and fewer revisions.
